Property management marketing

Marketing for property management companies and letting agents

Tenants and buyers find properties on the portals. Landlords choose their agent through Google, reviews, AI answers and word of mouth. We help property businesses win the landlord side, where the long-term value is.

The problem

Why do property management companies struggle to win landlords online?

Because most property websites are built around listings, which the portals already dominate. The valuable lead is a landlord instruction, and that search happens on Google and in AI answers, where most agents have thin pages, vague fees and little local proof.

A website built around listings

Property search is where the portals win. Landlord searches are where independent agents can win, and most sites barely address them.

No reason to switch agent

Landlords unhappy with their current agent need a clear reason to move: service, fees, compliance and communication, stated plainly.

Branches without a local presence

Several offices sharing one generic page, so none of them shows up for local landlord searches.

Portals find your tenants. Your own marketing has to find your landlords.

Our experience

Do we understand the property sector?

Yes. Our founder, Marcus Lobow, worked in-house at a large, industry-leading London property management business, covering the marketing director role.

He rebuilt and redesigned its website and lifted its SEO, working on the landlord side of the market that property companies depend on. It is also where he saw that a large company can still feel like a family, and why size is never our objection.

Property sits alongside cleaning and facilities management in the seven years he spent in-house before founding Lobo Digital.

How buyers choose

How do landlords choose a property management company?

Landlords rarely switch on impulse. They move when something prompts them, and then compare carefully.

  1. The trigger

    A reason to look

A bad experience with a current agent, a first property, a growing portfolio or new rules for landlords.

  2. Search and compare

    Who manages properties here?

Google, the map pack, AI answers and reviews. Fees, services and compliance support are checked closely.

  3. Valuation or consultation

    Can we trust you?

A prompt, knowledgeable conversation about rent, fees and what full management actually includes.

  4. Instruction

    The decision

Clear terms and confidence the agent will protect the property and the income.

From our audits

What marketing mistakes do letting agents and property managers make?

Most property websites are good at showing homes and weak at winning the people who own them.

An anonymised letting agent website audit

Thin landlord pages

One short page for landlords, and dozens for listings.

The fix: Separate pages for letting, full management and each landlord service.

Vague or hidden fees

Landlords want to compare. Hiding fees sends them to agents who do not.

The fix: Clear, published fees or a plain explanation of how they work.

Area pages with no local knowledge

Town names swapped into the same template.

The fix: Pages with genuine local detail: rents, demand and the streets you manage.

Reviews in the wrong places

Reviews scattered across platforms, with few on the Google profile landlords actually see.

The fix: A review process focused on Google, for every branch.

Valuation forms buried

The most valuable action on the site hidden three clicks deep.

The fix: A clear valuation or consultation request on every landlord page.

No content for changing rules

Landlords worried about legislation find no help, and no reason to trust you.

The fix: Plain-English guidance on the changes affecting landlords.

What to rank for

Which searches should a property management company rank for?

The strongest searches come from landlords, not tenants.

FAQ

Frequently asked questions about property management marketing

How do letting agents get more landlords?

Rank for the searches landlords make in the areas you cover, keep a strong Google Business Profile with steady reviews for every branch, and make fees and services easy to compare. Then respond quickly to every valuation request.

Should we try to compete with Rightmove and Zoopla?

Not on property searches. The portals are built for that. Your website and search visibility should focus on landlords, where independent agents can genuinely win.

Does SEO work for estate and letting agents?

Yes, especially local SEO. Landlord searches are highly local, so an agent with genuine area pages, a strong profile and good reviews can outrank much larger competitors in its own patch.

How important are Google reviews for letting agents?

Very. Reviews are one of the signals Google uses for local rankings, and they are one of the first things a landlord checks. A steady, genuine flow of reviews for each branch makes a visible difference.

Should each branch have its own page?

Yes, if each branch genuinely serves a different area. Each should have its own page and Google Business Profile, with local content rather than the same text repeated.

Do you work with estate agents as well as letting agents?

Yes. The same principles apply: win the owner side of the market through local search, reviews and clear, trustworthy information.
